Know the opportunity—and the fine print.

A new-build purchase can offer choice, modern systems, and time to prepare. It also comes with builder schedules, contract adjustments, and tax rules that deserve careful review before you sign.

    Depending on the project and purchase stage, buyers may be able to choose finishes, colours, layouts, or upgrades before construction is complete.

    A longer period before occupancy can create time to build savings, organize a sale, and prepare for closing—while remembering that construction dates can change.

    New systems and finishes

    A newly built home begins with current materials, equipment, and building-code requirements, which may mean fewer immediate renovation projects.

    Statutory warranty protection

    Most newly built Ontario homes have builder warranty protection administered by Tarion, including coverage that can extend up to seven years.

Before signing: have a real-estate lawyer review the agreement, builder adjustments, assignment terms, occupancy provisions, development charges, and all closing costs. Benefits vary by project and are never guaranteed.

Tarion warranty, in plain language

Ontario’s builder warranty can address defects and other eligible issues after possession. Coverage and reporting windows depend on the issue and the agreement, so keep records and use Tarion’s MyHome portal for deadlines and submissions.

  • 1 YR
    Workmanship, materials, and code

    Broad first-year protection includes eligible defects in work and materials and certain Ontario Building Code issues.

  • 2 YR
    Systems and water penetration

    Coverage can include eligible plumbing, electrical and heating-system defects, exterior cladding, and water penetration.

  • 7 YR
    Major structural defects

    Longer protection applies to qualifying major structural defects.

For freehold agreements signed from January 1, 2026, Tarion encourages buyers to notify it within 45 days to qualify for the maximum available deposit coverage. Condominium and contract-home deposit protection is structured differently.

GST/HST rebate estimator

Estimate the ordinary Ontario new housing rebate.

For a qualifying owner-occupied home bought from a builder with the land, this estimate applies the ordinary federal new housing rebate and Ontario new housing rebate to a pre-tax price.

Separate first-time buyer and temporary Ontario enhanced rebates may produce a larger result when every eligibility and timing condition is met. Those programs are not included in this simple estimate.
